Land East of Broadleaf Park, Rownhams

Welcome to the consultation website for the land to the east of Broadleaf Park, Rownhams. As well as providing more information about the proposed development, there is also the opportunity for you to ask questions and give feedback on the emerging proposals.

What is planned?

CEG is preparing an outline planning application for submission in late summer/early Autumn.

Planning permission was granted for Broadleaf Park in Rownhams in 2017, with the inspector identifying it as a sustainable location for housing growth.

The inspector highlighted that the site was suitable for development and noted it was contained within the landscape. It abuts the ‘key service centre’ of Nursling and Rownhams, is within walking and cycling distance of the services and facilities within Rownhams and Lordshill and is reinforced by its strong relationship with employment areas and other services in the adjoining areas of Southampton. It was therefore concluded to be in an accessible and sustainable location as an extension to Rownhams.

The first phase is being delivered by Taylor Wimpey and is known as Broadleaf Park.

This new development would be accessed via Broadleaf Park, via Shutter Close and Babey Avenue off Rownhams Lane, and would provide a mix of new homes set in expansive green spaces, including play areas, recreation and parkland.

Why are new homes needed?

The site will help to meet Test Valley’s housing needs. The adopted Local Plan sets a minimum requirement of 5,292 new homes to be built between 2020 and 2029. Now, more than 934 dwellings are needed each year to meet Test Valley’s local housing needs. The District is currently facing a significant shortfall moving forward.
